It is good to read that condominiums are selling well with over 90 per cent taken up.

But my friend was sceptical — he told me how he rushed into buying a unit and, on completion, tried to sell it.

There were, however, no buyers, even when he offered a discount below the developer's sale price. After some legwork, he discovered that developer-friendly parties are selling units at a much lower price. It seems that when it is advertised that a development is 90 per cent sold, it is actually to such parties.

They are now selling them far below the sale price and with legal fees thrown in.

So buyers beware. Do not believe what you read. Buy only units you need, never for investment. And certainly never just because 99.9 per cent are declared sold.
