Home buyers and property investors alike were all smiles at the HSBC's Property Seminar and Fair held at the Hilton Hotel over the weekend.

The event saw an overwhelming turnout of about 350 participants.

Seminar participants received an in-depth look at the local property scene through the eyes of real estate expert, Mr Nicholas Mak, Knight Frank's director of consultancy and research. He was there to give his insights on the market outlook, trends and pricing.

Mrs Yvonne Hill, director, Yeo-Leong & Peh, was there to provide legal advice.

HSBC's vice-president of Direct Sales, Ms Margaret Chua, gave a short presentation on the home financing options that HSBC provides.

Mr Mak predicted that island-wide home prices for this year were set to rise by 7 to 10 per cent, with the recovery in high-end property prices leading the charge at 15 to 20 per cent.

Demand for prime land in the hot districts of 9, 10 and 11 continues to remain high, with only some 1,600 apartment units expected to be up for sale around 2008. Prices are projected to rise given the limited number of new developments in the area.

"The Government is not selling any land there, except for the occasional plot along Orchard Road. But that, too, is drying up. Most of the supply is coming from collective and en bloc sales," said Mr Mak.

Looking beyond districts 9 and 10, other sought-after districts include the South (4) and the East Coast (15), as well as the Potong Pasir and Macpherson areas (13).

Mr Mak also said that the rise in property prices was set to continue well into next year.

Mrs Hill then gave the seminar participants a presentation about the legal issues surrounding property purchases and some of the new CPF guidelines.

The HSBC property seminar also featured a property fair where developers such as CapitaLand, Far East Organization, Centrepoint Properties and Wing Tai showcased their latest projects.

Seminar participants also had the opportunity to get up close and personal with the speakers.

This year's HSBC's Property Seminar and Fair was a huge success.

It armed seminar participants with the knowledge that would help them get their dream home.
