JTC to launch third phase for Fusionopolis

JTC Corporation will soon launch a request for proposals for private developers to build Phase 2B of its cutting edge science and engineering R&D hub Fusionopolis, the industrial landlord said yesterday.

Fusionopolis will cover 30 hectares and be a science & technology powerhouse.

A request for proposals (RFP) could be launched sometime next year after good take-up rates were seen for the two earlier phases of the development at one-north - Phase 1 and Phase 2A. A groundbreaking ceremony for the $250 million Phase 2A took place yesterday.

Phase 1, which will open in 2008, is fully taken up, with demand exceeding supply, said Philip Su, assistant chief executive of JTC.

Similarly, 85 per cent of Phase 2A, which is scheduled to be ready by end-2009, is already spoken for, with even more tenants still waiting to sign on. Mr Su expects Phase 2A to be fully taken up as well.

'Phase 1 is over-subscribed, and that compelled us to launch Phase 2A,' said Mr Su. In anticipation of hot demand, plans are already underway to increase the amount of space available at the 1.3-hectare site.

For example, the vertical height of the part of the building facing Ayer Rajah Avenue has been increased by two storeys. Clean-room facilities will also be stacked on top of each other - a unique feature, as clean rooms usually come unstacked.

Phase 2A will have 103,600 sq m of gross floor area. Other than clean rooms, the new complex will have dry and wet laboratories. About 600 sq m - or 6 per cent - of space will also be given over to retail units.

The Science and Engineering Research Council of the Agency for Science, Technology and Research (A*Star) will move four of its research institutes to the complex. Other public sector divisions have also signed on as anchor tenants. Mr Su wants more private sector players to move into the complex for a better mix between the private and public sectors. The space increase was partly for this reason, he said.

For Phase 2B, private developers will be sought in line with JTC's larger aim of having the private sector involved in building facilities. But about 60-70 per cent of the proposed space has to be 'booked' before the RFP can be launched, said Mr Su. More details will be available after Chinese New Year next year (February 18 & 19), he said.

When all five planned phases are completed, Fusionopolis will cover some 30 hectares and be a science and technology powerhouse where private industries and public research institutes will be co-located, JTC said.
